H.M. Enterprises Development Project
Actium assisted a small investor/developer throughout the whole project, from initial feasibility, to scheme appraisal, to construction and to off-plan sale and letting.
We acted as project consultants and client representatives, working in the following roles:
- Structuring the development vehicle
- Opportunity seach and investment/feasibility analysis
- Assisting in obtaining acquisition financing
- Outline planning consultation with local planners
- Intelligent client throughout the design process
- Development appraisals with the aim of maximising GDV
- Producing a business case for the development
- Arranging development financing
- Monitoring the construction process
- Off-plan sale and letting
- Active management of the sale and letting process
- Arranging re-financing and exit strategy
The project involved the development of 16 one and two bed flats with views over a local park in Kent. It also included the extension of 2 existing retail units, and the conversion of the upper floors of the unit into residential accommodation (with the associated VAT incentives).
We modeled a variety of different development appraisals in order to maximise the benefits of tax advantages (thus building the development in different phases) and optimising the commercial potential of the outline planning permission.
